- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am.
- Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees:
- Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
- 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
- More than 2 hours: Full nightly rate.
- To avoid fees, coordinate in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon.
- Once your booking is paid in full, you will receive contact information for your Guest Contact. Check-in and check-out times will be communicated prior to your arrival, unless otherwise set forth in the description of the Vacation Rental. Confirm your expected arrival time with your Guest Contact.
- If you or any member of your group fails to vacate the Vacation Rental at the designated check-out time, Air Concierge may charge the credit card used to book for an additional night or similarly cause to be charged by the booking platform or payment processor.
Property Access
- Guests have full access to the entire home and private outdoor space.
- The host reserves the right to access the property at any time to perform necessary maintenance or repairs requested by the renter.
- Maintenance/Vendors schedule: No refunds or credits for inconveniences due to scheduled maintenance during your stay. Vendors must have access; do not turn away maintenance teams if they overlap your stay.
- You agree to allow the Host, Guest Contact, and/or their agents reasonable access to the Vacation Rental during your stay if requested. Such access may be necessary to resolve maintenance issues you report. In an emergency, the Vacation Rental may be accessed without prior notice or permission.
Policies and Rules
- By booking this home you agree to the rules and conditions listed herein. Should there be a conflict between booking platform Terms and Conditions, and those listed here, the terms most favorable to the Host take effect.
- Primary renter must be over 25, have a fully verified profile and previous positive reviews inside the booking platform.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals of 28+ nights require a signed rental agreement naming and identifying all adult occupants (valid ID required).
- No parties or loud music.
- This is a NON-SMOKING property.
- This is a pet-friendly property. One adult dog up to 50lbs allowed. Cats are not allowed anytime. Pet fee is required and non-refundable.
- Dog must be house and potty trained and cannot be left alone or on furniture. Guest assumes responsibility for any damage caused by the pet. Pet fee does not cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner is responsible for all damages.
- Do not let your dog enter the pool (if available) to avoid additional charges. If pets are brought without consent, guests will pay twice the pet fee or will have their reservation canceled immediately.
- Pet Etiquette:
- Control barking; do not leave a loud dog alone in the home.
- Do not allow pets to urinate/defecate inside or outside the home indiscriminately.
- Respect neighbors.
- Keep dog on leash outside.
- Always pick up after your dog.
- Clean pet paws before entering.
- Children with parents are welcome, but the house is NOT childproofed. There is no fence or gate between the back of house doors and the pool/jacuzzi. Watch children closely in the pool; swim at your own risk; no lifeguard on duty.
- The Vacation Rental may have specific rules regarding pets, smoking/vaping, quiet hours, parking, pool/hot tub usage, and local, HOA, or property regulations. These are detailed in the listing description/House Rules or provided separately. Violation may result in additional fees or immediate removal without refund.
- Maximum occupancy applies to all guests, day visitors, and children. Unless otherwise approved in writing, occupancy over the limit may result in immediate removal and forfeiture of all payments.
- Parties and large gatherings are not permitted under any circumstances. Unauthorized parties may result in removal without refund. Guests must follow all laws, ordinances, and noise regulations.
- You may not sublet the Vacation Rental or assign any interest, in whole or part.
- If your booking was made under false pretense (e.g., falsified name, age, or party size), your reservation will be canceled, and all amounts paid forfeited.
Fees and Payments
- Pool heating: $150 for the first day, $100/day thereafter for the whole stay. Please inquire about extra fees for stays of 28+ nights.
- Pool heating is limited to 84°F.
- No refunds for non-working pool heating during your stay; prompt resolution will be attempted.
- Any tampering with pool or amenity settings may result in loss of amenity and forfeiture of security deposit.
- Pet fee is required and non-refundable.
- Additional Cleaning Policy: The property must be left in reasonably clean condition. Excessive cleaning beyond normal use incurs a $100/hour cleaning fee. Documentation can be provided upon request.
- For stays of 28 days or more, additional monthly fees may apply to cover ongoing expenses (utilities, etc.). These may be:
- A flat monthly fee, or
- Up to 5% of monthly rent.
- Such fees may be collected via the booking platform or invoiced separately as permitted. Unless specified otherwise, assume up to 5% of monthly rent as an additional fee.
- All payments are non-refundable. Review the cancellation policy before booking and consider travel insurance.
- Air Concierge may, at its discretion, issue a future travel credit as your sole remedy in certain circumstances; credits are non-transferable and must be used within 2 years.
- All mandatory and optional booking-related fees will be disclosed in the listing. If any option fees (e.g., pet, pool heat) are later found to apply but unpaid, Air Concierge may charge the credit card used to book or request reimbursement via the platform.
- In lieu of a security deposit, Air Concierge may provide property protection and charge a fee (such as Safely insurance) at booking. Details may be set forth in the listing or at checkout.
- Report any damage to Air Concierge and Guest Contact before check-out. Damage not covered by insurance or waiver is your responsibility and may result in charges to the card used for booking.

- Police may charge up to $1,000 for response to loud parties/gatherings. Guests are responsible for these costs if incurred during their stay.
